Tenant Network

When someone looks for a new home, their current one becomes available. Making these upcoming homes visible is key.

In the Tenant Network, tenants can list their home free of charge and, in return, gain access to other homes that will soon become available. Property owners get an early overview of potential applicants and can prepare the next tenancy in a more structured way. The decision about who rents the property remains entirely theirs.

This creates a cycle: people searching for a home create new supply, and those who create supply gain access. This improves transparency—regardless of personal contacts or existing networks. People who are new to a city also get the same opportunity to find a home.

How can I improve my chances of finding a suitable home?

When property owners see that there is demand for their home, they may consider renting it out sooner. When home seekers let each other know when a property is becoming available, it creates more movement in the rental market. This makes the housing market easier to access for everyone.

How can I join the waitlist for specific homes?

As a home seeker, you can select an address in the ImmoScout24 map search and join the waitlist for homes that become available there.

With the ImmoScout24 app, you can point your camera at buildings to see whether any homes are available or to join the waitlistt. This feature is currently available as of March 2026 in the following cities: Berlin, Cologne, Dortmund, Düsseldorf, Essen, Frankfurt, Hamburg, Leipzig, Munich and Stuttgart.

How can I join the Tenant Network?

You can either list your current rental home in the Tenant Network or use Suchen+. This allows you to join even without listing your current home.

I am a landlord—what happens if my tenant joins the Tenant Network?

If your tenant joins the Tenant Network, they independently collect details from people interested in taking over the tenancy and forward the contacts to you in one place. You do not need to create your own listing—the tenant handles the initial selection and organisation.

Importantly, no binding commitments are made regarding the rent or contract terms. As the landlord, you remain solely responsible for deciding the rent, selecting the new tenant and concluding the tenancy agreement.

As a property owner, am I required to contact people on the waitlist promptly?

No, an immediate response is not expected. We want to provide useful information to support your decision if you are considering renting out or selling your property.

Are “Coming Soon” listings free?

Creating the listing is free.
You can continue editing the listing while home seekers are already able to contact you. We inform them that the listing is still being prepared.

To view the enquiries, you must publish the listing and complete our security checks.

Private providers can advertise residential properties free of charge with a basic listing. When looking for a replacement tenant, the listing runs for 7 days and can receive up to 10 enquiries. It ends automatically. A maximum of one free listing can be booked within a 6-month period.

Could landlords charge especially high rents when a waitlist is long?

Even when there is visible demand for a property, landlords cannot increase the rent without restriction. Legal requirements continue to apply, particularly the local rent index and other applicable regulations.

To improve transparency, we plan to provide landlords with additional guidance on a fair rent, including relevant information from the local rent index. This supports market-appropriate and legally compliant pricing, regardless of the level of visible demand.
